Are New Homes Really Better Than Pre-Owned Homes?

The debate has been as old as has been the concept of buying and selling houses. Whether you are thinking of giving a new home in Charles Town in WV or a pre-owned home in Ranson WV, you will always find yourself asking the same question. It is not about a geographical territory but about one’s preferences. But before you go for any of the options, make sure you have figured out your budget and decided whether you wish to take a loan and a suitable mortgage for raising it. Also, make a decision whether you wish to work with a builder for new homes or pre-owned homes.  As per some people new homes are always better than pre-owned homes.

The first reason for this kind of judgment is the costing. A faction of buyers believes that buying a newly made home will be far more expensive than the pre-owned one. However, the reality has proved to be completely different in some cases. The newly made homes do not require much maintenance and fixtures like that of pre-owned ones. Also, you have the completely new place without having to worry about enhanced prices of the pre-owned ones as they must already be located in the well-established ones. The newly constructed homes will mostly be located in new areas which got be more affordable ones than the already established ones. Also, the pre-owned homes prices are decided by the owners which will definitely be more than what a realtor would offer you with a new home.

There are a number of home builders that offer great incentives on home purchases. As and when you will buy a new place, your builder would easily pay for all closing costs which would actually save you great deal of money. Also, in case of pre-owned homes you will always be located with respect to location. The newly built homes are often located in new areas which are away from urban hustle bustle in much more serene environment. Another specific disadvantage is that pre-owned homes have very limited options in terms of design and structure. The previous owners have already selected everything; your own preferences might get a bit sidelined. And last but not the least, most pre-owned homes would come with some issues. People often sell their places when the maintenance costs get high or the issues are more than they can handle. Therefore, you will have to spend extra amount apart from the buying charges which will again increase the overall cost of having new home.
